Permits in Burlington
Burlington has its own Building Department, reached at 905-335-7731, and its own by-law, Building Permit By-law 30-2026, according to the City's building permits page and its applying for a building permit page. Two things differ from Hamilton. First, Burlington accepts building permit applications only by electronic submission, emailed to buildingpermits@burlington.ca with the project address in the subject line, and it publishes submission standards for the digital drawings that it will reject a package for not meeting. Second, before you can apply, the City wants any site plan, zoning clearance and grading and drainage clearances already in hand.
Burlington publishes project-specific application checklists for basement finishes, interior renovations, decks and porches, additions and accessory buildings, which is a useful signal of what it expects a permit for. The City also states that a permit does not expire as long as construction starts within six months of issue, and it is blunt about working without one: administrative penalties under the by-law, an Order to Comply that can be registered on title and affect a sale or refinancing, and fines under the Building Code Act. Flooring and carpet cleaning never enter this process. Whether a garage door replacement in an existing opening does is not stated on the pages we read; ask the Building Department.
Burlington homes and what that means for the work
South of the QEW, Roseland, Shoreacres and the older parts of Aldershot are mature lots with houses from the 1950s through the 70s, and a fair number of tear-down rebuilds among them. Can I apply for a Burlington permit before I own the house?
No. The City's own FAQ says you must be the owner before applying, and a house already under permit by the previous owner needs a permit transfer instead.
Can I draw my own permit plans?
Burlington's page says a homeowner may design their own drawings for their own property, provided the drawings meet the same standard as a professional's. For anything structural, the renovation partner will tell you when a designer or engineer is the right call.
How far is Burlington for the garage door partner?
