Renovation planning

How to choose a renovation contractor for your project

Start with a written description of the work you want, then compare contractor proposals by scope, preparation, exclusions, allowances, schedule and how changes are handled. Ask how permit and trade responsibilities are divided. The right choice depends on your project and the agreement you are willing to sign.

Define the job before comparing names

List the rooms, existing condition and intended result. Mention known plumbing, electrical or structural changes and whether the property will remain occupied. Plans and photographs can help explain a project, but they do not prove what is behind a wall or under a floor.

Compare the written scope

Ask each contractor to state what work is included, what is excluded, which materials are specified and how site preparation is handled. Check whether removal, disposal, protection, cleanup and finishing are included. A low total can be hard to compare when the scope omits different work.

Ask how decisions are recorded

Before signing, ask how a change is described, priced and approved, who communicates schedule changes and how payments connect to completed work. Ask who arranges permits or specialist trades for the actual project. Confirm insurance and worker coverage directly with the contractor, and have the municipality explain any permit question for the address.
