What to include in the request
List the rooms in order of priority and say whether the home will remain occupied during construction. Note existing drawings, measurements and prior repairs, but do not assume that a photograph establishes a structural condition. JDT must inspect and define the scope before its proposal can describe the work, exclusions and sequence.
Turn your notes into a defined scope
- Rank the rooms and work items so the contractor can discuss phases or priorities.
- Separate the result you want from products or finishes you have not selected yet.
- List existing drawings, measurements, past repairs and visible conditions that may affect the work.
- Say whether the property stays occupied and identify access, dust or noise limits.
Before comparing proposals
Ask each contractor to describe included work, exclusions, allowances, sequence and conditions that may change the price after opening a wall or floor. Confirm which items require design or municipal review. See the JDT Construction profile for its listed Hamilton renovation work.
